PROJECT: Institute of Psychiatry

Project Outline:

The Institute of Psychiatry is located within a 1960’s style building within the Kings College London, Denmark Hill Estate. The heating, domestic hot water and medical steam system all originated from four oil fired steam boilers located in a large, congested basement plantroom.

Not only was the existing plant at the end of its working life, it was also inefficient in the extreme and so the opportunity was taken to revisit the whole method of delivering heating and steam services to the building.

The contract for the replacement works was awarded to Artic Building Services in April 2009 and consisted the installation of a dedicated Clayton Generator for the medical steam system, an eight module Hamworthy pre-mix gas boiler for the heating system and three Andrews direct gas fired condensing heaters for the domestic hot water system and all connected to the existing Trend BMS system within the College.

The energy saving potential indicated a 5 year payback period for the new installation which attracted a grant from the Energy Saving Trust making the change in method of delivery of these services even more attractive to the Institute and the College. It also dramatically reduced the Kings College carbon footprint.

Another benefit has been the reduction in plantroom space required. This has enabled the College to relocate some offices and workshops into the basement which increases the usable floor area available to the Institute.

For Artic Building Services, acting as Principal Contractor, a phased programme of works that enabled the Institute to continue with its core activities without any diminution of service was critical. This requirement was met by the adoption of a six month programme commencing in May 2009 that enabled both demolition and construction works to run hand-in-hand through the efforts of a dedicated, full time Contracts Management Team.

In October 2009, the Artic Building Services Project Team proudly handed back the completed installation to the Kings College London Facilities Team and the Institute of Psychiatry Management Team. At the same time, the College and the Institute signed an agreement with Artic Building Services for the continued maintenance of all the new plant and equipment.
