PROJECT: Kings College Hospital

Project Outline:

For the past 10 years Artic Building Services has delivered the Planned Preventative Maintenance of the Mechanical HVAC and Electrical services to the complete Denmark Hill Campus of Kings College Hospital.

The Mechanical HVAC services comprises of nearly 3000 assets and the PPM service is delivered by a team of 6 multi skilled operatives with experience ranging from air conditioning & refrigeration, gas and combustion services, plumbing, BMS & control systems.

The Electrical services comprise the annual planned maintenance for 760 distribution boards along with all associated switchgear and final circuits. The Electrical maintenance is delivered through a team 3 electricians who also have the responsibility for the entire emergency lighting system across the campus.

The team is managed by a full time Working Supervisor and contains two apprentices.

The Working Supervisor undertakes a daily day-start meeting with the Kings College Hospital Estates Team to liaise, bring forward the PPM planning process, as well as to report on any immediate, on-going faults or problems thereby ensuring that these items are addressed within a proper working partnership.

A single NHS Account Manager within Artic Building Services has the responsibility for the monthly reporting of the contract with the Kings College Hospital Estates Team and ensuring that Artic are meeting all of the  SLA’s and associated KPI’s.

Artic Building Services currently work alongside the hospitals own resident engineering team to cover any reactive call outs using a dedicated team of mobile engineers who work on a rostered duty share arrangement that ensures that every mobile engineer has a working knowledge of every site they are liable to attend for call outs.

A recent development within the team has been the provision of a dedicated Helpdesk Operator based on the site with the responsibility for administration support to the Working Supervisor in the preparation of the Planned Preventative Maintenance programme and the distribution of this to the operatives and the Kings College Hospital Estates Team.
