In the UK, there are several laws and regulations that require the maintenance of hard services, such as the Health and Safety at Work Act 1974 and the Workplace (Health, Safety and Welfare) Regulations 1992. These laws require employers to provide and maintain a safe working environment for their employees, which includes maintaining the physical infrastructure and building systems of the facility.

The Regulatory Reform (Fire Safety) Order 2005 also requires that commercial buildings have a fire safety risk assessment, which includes the inspection and maintenance of the fire detection and protection systems, emergency lighting and other hard services.

The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 also requires that energy performance of the building is regularly assessed and that energy efficiency improvements are made, which also includes the hard services of the building.

F-Gas are chemicals that contain Fluorine within their chemical make up. they include HCFCs, HFCs and CFCs used in refrigerated applications and equipment, including air conditioning. Depending upon the size of your system, It is a legal requirement that they should be checked and inspected at least every 12 months.

Similarly, you must, by law, have a gas safety check every year on all gas appliances and boilers. This must be done on all gas appliances and installations owned by you in each of your properties. This is a requirement of the Gas Safety (Installation and Use) Regulations 1998.
