Frequently asked questions

Hard FM services refer to the maintenance and upkeep of the physical infrastructure and building systems of a facility.

This includes things like maintaining HVAC and electrical systems, performing regular inspections and repairs, and ensuring that the facility is in compliance with relevant codes and regulations.

Hard FM services are typically provided by an external company that specializes in these types of services, and they may be contracted by the facility manager to manage these tasks on an ongoing basis.

Overall, the goal of hard FM services is to keep the facility in good working order and prevent any disruptions or issues that could affect the operation of the building.

A HVAC company provides services related to the heating, ventilation, and air conditioning (HVAC) systems in buildings.

This may include installing new HVAC systems, repairing and maintaining existing systems, and providing consultations on energy-efficient HVAC solutions.

HVAC companies may also offer services such as air quality testing and duct cleaning. In general, the goal of an HVAC company is to ensure that a building’s HVAC system is functioning properly and efficiently, providing a comfortable and healthy environment for the occupants.

When choosing a commercial HVAC service provider, there are a few key things to look for. Some of the key factors to consider include:

  • Experience and expertise. It is important to choose a commercial HVAC service provider that has a proven track record of success and expertise in the field. Look for a provider that has experience working with commercial HVAC systems and can provide references from satisfied clients.
  • Licensing and certification. Be sure to choose a commercial HVAC service provider that is licensed and certified to perform HVAC work in your area. This will help to ensure that the provider has the knowledge and skills necessary to properly maintain and repair your HVAC system.
  • Availability and response time. Choose a commercial HVAC service provider that is available 24/7 and can respond quickly to service requests. This is especially important in a commercial setting, where a malfunctioning HVAC system can have a major impact on the operation of the business.
  • Flexibility and customisation. Every commercial building is different, and your HVAC service provider should be able to customise their services to meet your specific needs. Look for a provider that offers a range of services and is able to adapt to the unique requirements of your building.
  • Value for money. Finally, be sure to choose a commercial HVAC service provider that offers competitive pricing and a good value for the services they provide. It is important to find a provider that can offer high-quality services at a reasonable cost.

By considering these factors, you can help to ensure that you choose a commercial HVAC service provider that is well-suited to meet your needs and provide the best possible service for your building.

There are several reasons why it is important to have regular maintenance carried out on your HVAC system. Some of the key benefits of regular HVAC maintenance include:

  • Improved efficiency. Regular maintenance can help to ensure that your HVAC system is operating at peak efficiency, which can save you money on your energy bills and reduce your environmental impact.
  • Increased comfort. Regular maintenance can help to keep your HVAC system running smoothly, which can improve the overall comfort level in your building.
  • Extended lifespan. By performing regular maintenance on your HVAC system, you can help to extend its lifespan and prevent costly repairs or replacements in the future.
  • Improved air quality. Regular maintenance can help to improve the air quality in your building by removing dust, debris, and other contaminants from your HVAC system.
  • Compliance with warranties. Many HVAC manufacturers require regular maintenance in order to maintain the terms of their warranties. By performing regular maintenance, you can ensure that your warranty remains valid and protect your investment in your HVAC system.

In summary, regular maintenance is an important part of keeping your HVAC system operating efficiently and effectively. By scheduling regular maintenance with a qualified HVAC technician, you can help to ensure that your system is always operating at its best.

In the UK, there are several laws and regulations that require the maintenance of hard services, such as the Health and Safety at Work Act 1974 and the Workplace (Health, Safety and Welfare) Regulations 1992. These laws require employers to provide and maintain a safe working environment for their employees, which includes maintaining the physical infrastructure and building systems of the facility.

The Regulatory Reform (Fire Safety) Order 2005 also requires that commercial buildings have a fire safety risk assessment, which includes the inspection and maintenance of the fire detection and protection systems, emergency lighting and other hard services.

The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 also requires that energy performance of the building is regularly assessed and that energy efficiency improvements are made, which also includes the hard services of the building.

F-Gas are chemicals that contain Fluorine within their chemical make up. they include HCFCs, HFCs and CFCs used in refrigerated applications and equipment, including air conditioning. Depending upon the size of your system, It is a legal requirement that they should be checked and inspected at least every 12 months.

Similarly, you must, by law, have a gas safety check every year on all gas appliances and boilers. This must be done on all gas appliances and installations owned by you in each of your properties. This is a requirement of the Gas Safety (Installation and Use) Regulations 1998.

Overall, it is advisable to consult with a professional hard FM service provider to ensure that your facility is compliant with the relevant laws and regulations, and to schedule regular maintenance to keep the building systems running efficiently, safely and comply with energy efficiency standards.

Project Delivery Manager, Mitie

The way your team have applied themselves and delivered over the past 18 months is second to none and this has only reinforced the relationship. It has also given me kudos as I brought you in, so thank you. I know that Peter and Danny are both new employees but whoever is doing the recruitment needs a huge pat on the back. They have been incredible. Technically, attitude, application are all top draw. They really are (after 1 month) the go-to guys on site. Feedback from colleagues, staff and students has been positive in regards to reaction times and job done first time.

Terry Wicks (superstar). Terry has been very helpful over the last week. He popped into Lavington Street each morning to check the system. He made changes to see if we could right the wrong. He explains everything in a language that I understand. In other words, he doesn’t blind you with science. Terry is also a lovely chap and an asset to your team.

Kings College London

If only every single contractor I had come across was so well-organised, kept me updated all times and delivered to such standards, my life would be much easier. It was a last-minute request as another contractor let me down badly and I needed someone to do the works urgently. When I called Artic (Chris Cerisola) I had not much hope you would be able to do the work on such short notice to such high standards. It seems I was wrong, thanks for that.
